 Purchaser
Any individual whose name appears on the sales contract must sign the loan documents, pursuant to mortgage company closing instructions.
• Copies of photo identification and/or Social Security Card are required.
• Any documents necessary to satisfy underwriting or “prior to closing” requirements of the mortgage lender.
• Homeowner’s Insurance/Hazard Policy- must be obtained prior to closing, usually within two days of the closing.

Seller
• Loan Payoff Information
• Photo identification
• Termite bond transfer/wood infestation report
• Legal Description of the Property/Correct Address
• Homeowner’s Association contact for Compliance Letter
• Prior title policy for property being sold, if available
